Real Estate Barometer: Supply & Demand

One of the components of my role as your Focus55+ Real Estate Specialists broker is staying abreast of the real estate market. I like following the dynamics of this economic sector, though I specialize in the 55+ niche market: Focus55+ Real Estate Specialists (Focus55+ RES). I also favor participating in all things 55+ real estate, such as local political forums, various real estate platforms and reading up on what the many pundits advise on such matters. My motivation is helping 55+ clients and their respective families through the buying or selling process. I find that real estate transactions have little to do with the disposition of the property. Rather, something predicates the sale or purchase.

For example, Mr. and Mrs. Jones desire to sell their current property and move into a smaller home within the same locale since their children are grown and residing elsewhere. Cherie desires to add to her seasoned, real estate rental income portfolio.  Bob and Georgina desire to move from a rural area to a semi-urban location to be closer to medical professionals who tend to Bob's chronic ailment.  Celeste has been a widow for a couple of years and desires to travel more often. She's going to miss the sprawling neighborhood and her large residence, but she's decided a two-bedroom condominium would suit her lifestyle much better. As the trustee for his parent's estate, Tim doesn't wish to maintain their home on a sizeable lot, nor to rent it out. Thus he listed the property for sale.

When someone asks me how the 55+ real estate market is faring, my gentle response is something like this: How are YOU faring? The 55+ real estate market never sleeps. The 55+ real estate market is purely objective and constantly changing. What, exactly, do you wish to accomplish with the purchase or the sale of real property?

I'm no Janet Yellen or Rosa Rios, but generally, the rising and falling of home prices is like an economic barometer forecasting short-term changes in the supply and the demand of housing.  What's YOUR personal, lifestyle hitch – the background story – supporting YOUR reasons for the sale or the purchase of a 55+ home? Relocation? A new job? Kids moved away? Divorce? The death of a spouse? Lower payments? More room? Less land? Ad infinitum.

By the way, you need not explain the reasons for the sale of purchase of 55+ real property. With either objective, a chosen or imposed transition naturally blossoms. Sometimes it's uneventful.
